What is a gas safety certificate?

After a gas safety check, your engineer gives you a gas safety certificate, also called a CP12 or Landlord Gas Safety Record. It lists every appliance checked, the results and any issues found.

Landlords must have one every 12 months by law. For homeowners it is not required, but a yearly check is the simplest way to know your gas appliances are safe.

What happens during a gas safety check?

Your Gas Safe engineer works through every gas appliance in the property:

  • Every gas appliance checked for safe operation
  • Gas pipework tested for leaks
  • Flues and ventilation checked
  • Safety devices tested
  • Visible pipework inspected for damage
  • Certificate issued on the day

Faulty gas appliances can leak carbon monoxide, which you cannot see or smell. A yearly check is your best protection.

What our customers say

Gas safety inspection completed on our three rental properties. All done in one day, certificates emailed the same evening. Very competitive price and the inspector was thorough, catching something another company had missed. Will use every year.

James P.

Gas safety certificate for our rental property, done same week I called. Professional paperwork, clear invoice, and the engineer spotted a minor issue with the flue that another company had missed. Highly recommended for landlords.

Peter O.

Urgently needed a landlord gas safety record before a new tenancy could start. Called on Tuesday morning, certificate issued by Wednesday afternoon. Incredibly responsive - saved the tenancy from being delayed.

Your gas safety questions, answered

Are landlords legally required to have a gas safety certificate?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance, fitting and flue checked by a Gas Safe registered engineer every 12 months.
When do tenants need a copy of the certificate?
Existing tenants must get a copy within 28 days of the check. New tenants must get a copy before they move in.
What happens if a landlord does not have one?
It is a criminal offence. Landlords can face fines, invalidated insurance and, if an accident happens, prosecution.
Can you remind me when my certificate is due?
Yes. We track your renewal date and remind you before it expires, so you never fall out of compliance.
